Choosing Between Surveys When Buying a Property
As a Chartered Surveying practice we offer RICS HomeBuyer Reports and (Comprehensive) Building Surveys. The Survey required is dependent on the property you intended to purchase.

A RICS HomeBuyer Report is aimed at traditional houses, flats, bungalows in reasonable condition. The report aims to help you understand the property to assist your decision to purchase, it includes condition rating and a valuation.

A Building Survey is for a residential property in any condition. Compared to the HomeBuyers Report, it provides a more detailed inspection of the properties condition, structure and materials. The Survey gives advise on any problems and the necessary work required to fix them.

A HomeBuyers Report will give you confidence when buying a new property. It is part of the HomeBuyers service we offer at Simon Hands & Associates.

Our surveys identify any potential problems with the structure, including structural movement, damp, and timber defects.

Comprehensive Building Survey 
A Comprehensive Building Survey is suitable for any residential property, regardless of condition. It gives detailed information on the condition of the property.

The survey outlines the construction, material uses, defects and any ongoing future maintenance required. It will provide a detailed assessment of the condition and construction of the property and provide technical advise on any problems and the work required to correct them.

    Defect Report
    A defect report is a professional report on any specific issue on a property. The report gives the condition of the area and the suggested works required to correct it.

    The reports inform you about specific issues affecting the property, such as damp, cracks and defective workmanship. Such reports are helpful when it comes to making the best next move, or when submitting damage claims.

    These reports are required by solicitors if litigation is intended.
