Homebuyer Surveys are the most commonly undertaken form of ‘fuller’ surveys. These are particularly useful to purchasers of reasonably ‘standard’ type properties such as most of the houses constructed during the 20th Century. These are also appropriate if the purchaser is buying a flat which forms either part of a larger purpose built block of flats or is a flat formed by conversion.
The purpose of the report is to identify major defects at the property which are taken to be structural movement, dampness, or timber defects. Comment is raised as to whether such defects are present and also whether such defects are likely to occur in the near future.
In addition to this, the elements which form the building and the services to the building are viewed and comment is raised on the condition of these. In general, serious defects are reported, these are items which might have an effect on the value of the property. Taking all of the above matters into consideration, a value is then placed on the property.
